Apply to buy a condo in a high-end Upper East Side building for around $350,000

The developers of 200 East 95th St. got a tax break in exchange for including below-market-rate apartments in the condo building.

How much total do you plan to tip the building staff this year?

A total of 21 discounted condos are available in a new high-end building on the Upper East Side through a city affordable housing program.

The condos are studios and one and two bedrooms in The Kent, a 30-story building at 200 East 95th St., with the cut-rate apartments ranging in price from $356,700-$427,000. Applying households must make $ 79,333-$119,250 a year, and have no more than a little over $200,000 in assets, plus the amount of a 10 percent down payment. Monthly costs including mortgage payments, taxes, and common charges are estimated at $2,000-$2,600.

Applicants must not own or have previously bought residential property, and if selected must use the new condo as their primary residence. 

The remainder of the apartments in the building will sell for market rates, and the developer is seeking an upper crust clientele. To this end, the building has a door person, an on-site manager, laundry, a kid's playroom, a courtyard, a lounge, a salon, a bike room, and for additional fees, a gym, a pool, a recording studio designed by Lenny Kravitz, a dog spa, and stroller valet service. A two-bedroom in the building is currently in contract for over $3 million.

The Kent is two blocks from the 96th Street Q and 4 and 6 stations. There will be retail on the ground floor.
