A drastic price reduction on an apartment can mean a lot of things: Maybe the unit was mistakenly priced too high at the outset. Maybe it suddenly developed a big issue—a leak upstairs damaged the ceiling, a flood destroyed the floors—that’ll need to be repaired. Or maybe the owner simply is motivated to sell quickly. Whatever it is, a price cut can be good news for the buyer.
Here are 10 listings in Manhattan and Brooklyn that have recently had a $100,000 or more reduction in price, including a two-bedroom duplex in Williamsburg, a Brooklyn Heights three-bedroom in a converted warehouse, and an 1,800-square-foot four-bedroom in Murray Hill.
MURRAY HILL: This 1,800-square-foot four bedroom, two bath has windows in every room (including two in the kitchen), along with recessed lighting, oak flooring, and custom closets. The chef’s kitchen includes Corian countertops, a Sub-Zero refrigerator, a breakfast bar, and a wine fridge. The prewar building at 135 East 39th St., between Third and Lexington avenues, has a private garden, a laundry room, and a live-in super.
The price was recently cut by $100,001 to $1,999,999. The maintenance is $3,244 a month.
MIDTOWN: This 1,127-square-foot one bedroom, one and a half bath has double exposures (to the east and north), two walk-in closets, an en-suite bath in the bedroom, and a fully equipped kitchen. It's located at 721 Fifth Ave., between East 56th and East 57th streets.
The price was recently slashed by $180,000 to $1,995,000. $1,932 a month common charges, $1,964 a month taxes
FINANCIAL DISTRICT: An 855-square-foot one-bedroom, one-bath corner condo with light oak wood plank floors, a kitchen that opens into the living room, recessed lighting, and dimmers throughout. There's also a hideaway office inside a bedroom closet. The building is at 5 Beekman St., between Theatre Alley and Nassau Street. It's pet-friendly and has a doorman, a gym, a media room, and a roof deck.
The price was recently reduced by $130,000 to $1,995,000. The common charges are $1,186 a month, and the taxes are $1,333 a month.
GREENWICH VILLAGE: A two-bedroom, two-bath, south-facing co-op with floor-to-ceiling windows, a window seat, a large living room, a windowed kitchen, a dining area, central air, and a terrace. Located at 37 West 12th St., between Fifth and Sixth avenues, in a pet-friendly elevator building with a fitness room, a bike room, private storage and a garage.
The price was recently dropped by $100,000 to $1.9 million. $3,247 a month maintenance
MIDTOWN WEST: A 1,000-square-foot two-bedroom, two-bath condo at 347 West 57th St., between Eighth and Ninth avenues, with an open floor plan, a windowed kitchen with new appliances, a dining area, new custom closet carpentry, hardwood flooring throughout, and a balcony. In The Colonnade, a full-service luxury condo with a gym, a sauna, storage, bike storage, laundry on every floor, and an on-site super.
The price recently decreased by $120,000 to $1,875,000. $1,068 a month common charges, $1,209 a month taxes
BRIGHTON BEACH: A 1,762-square-foot three-bedroom, three-bath corner penthouse with a 768-square-foot patio and unobstructed beach views at 130 Oceana Dr. W., at Coney Island Avenue. Building amenities include indoor and outdoor pools, 24-hour security, a clubhouse, and a gym. A garage parking space is also available.
The price was recently cut by $450,000 to $1,750,000. $1,003 a month common charges
