If you’re in the market for a house so you can get more space and some privacy, but don’t want to exile yourself to the suburbs, you may be considering a Brooklyn brownstone.
The vertical layout may taking some getting used to if you live in a co-op or condo currently. Multiple levels mean bedrooms are typically on another floor from communal areas like the living and dining rooms. Most will have some kind of private outdoor space, and you’ll often find original details like fireplaces, hardwood floors, and dining rooms that are separate from the living room.
And in the coronavirus era, brownstones are more desirable because you don’t have to share elevators or common areas with neighbors. You also don't have to deal with restrictive co-op and condo boards, and these properties tend to have low taxes, says Nadine Adamson, an associate broker at Brown Harris Stevens in Brooklyn. Some are configured as multi-family buildings, which can provide you with rental income.
There are brownstones on the market in neighborhoods like Park Slope and Carroll Gardens right now. You’ll find many historic brownstones in need of renovations on the lower-end of the market; on the pricier end, there are brownstones that have been completely renovated.
