The city and developers are now taking housing lottery applications for 42 below-market-rate apartments at new buildings in Bushwick and Crown Heights.
At 810 Flushing Ave. in Bushwick, nine discounted one-bedrooms are part of a seven-story rental building with a gym and a roof deck. The apartments will cost $1,039 a month, and are set aside for one- and two-person households making $35,600 to $45,800. The remainder of the building's 42 apartments will rent for market rates.
The building is across from the Bushwick Houses and two short blocks from the bustling shopping area at Flushing and Broadway, where there is also Woodhull Hospital and the Flushing Avenue J, M, Z station.
Both the Flushing Avenue building and 267 Rogers Ave. in Crown Heights are part of the 421-a program, a tax break for developers who reserve a certain portion of their new construction buildings for income-restricted apartments.
In a strange twist, the owner of 267 Rogers has turned the market-rate portion of the five-story building into a 132-family homeless shelter, for the time being at least. This means that tenants who come in through the housing lottery will be effectively living in a homeless shelter, so the "24-hour attended lobby" described in the NYC Housing Connect blurb won't be the doorman treatment, exactly.
The 33 apartments coming available are one, two, and three-bedrooms, renting for $931 to $1,292 a month. They are set aside for households making $31,900 to $66,200. More details on income eligibility and pricing are here:
