In recent years, Gowanus has been touted as Brooklyn’s next hot new neighborhood despite a decidedly post-industrial vibe. Now, it seems the neighborhood is closer to living up to the hype, with a cleaner canal and new businesses and residential buildings opening their doors.
The Environmental Protection Agency's efforts to dredge the federal superfund site have "invigorated the neighborhood around it,” Hila Peled, an agent with Triplemint, says, attracting new development. Clients who used to only want to see places in coveted neighborhoods like Park Slope or Carroll Gardens are now asking to see apartments in Gowanus, she says.
New rental developments include 365 Bond, a 430-unit building with a doorman, a gym, a rooftop garden, and valet parking, and neighboring 363 Bond St., a 12-story building with 270 units, an attended lobby, a gym, a residents’ lounge, and a rooftop pool. Other large rental buildings include 554 Fourth Avenue, which has 40 rentals, and the 156-unit 500 Fourth Avenue.
With new zoning in the works for Gowanus, there will be more development to come, however residents are pushing back at the plan, which would cover 80 blocks and allow new mixed-use developments along the water up to 22 stories tall, and on two parcels, 30 stories tall, according to The Real Deal.
In the meantime, sales prices and rents are lower in Gowanus than in Park Slope or Carroll Gardens. The median rent for a two bedroom in Gowanus is $3,100, according to StreetEasy. In Carroll Gardens, for example, the median rent for an apartment with the same number of bedrooms is $3,400.
“Buyers can get a multi- or single-family home for the price of a three-bedroom condo in Carroll Gardens or Park Slope, and renters can get larger units for the same price in spanking new developments,” Peled says.
Restaurants are also opening in the area. Standouts include Freek’s Mill, which serves American fare with a focus on local, seasonal ingredients, and Insa, a Korean barbecue place with private karaoke rooms.

It also has private outdoor space and an in-unit washer and dryer. The apartment is located in an elevator building with a full-time porter, a live-in super, an on-site fitness center, a common roof terrace, a video intercom system, and indoor assigned parking (for $300 a month). There’s no broker’s fee. Tenants pay heat, cooking gas, and electricity. No pets allowed.
Renting for $3,375 a month, this 1,400-square-foot two-bedroom, one-bath duplex is located on the parlor floor of a three-story rental building. The unit comes with a decorative brick fireplace, hardwood flooring, tin ceilings, a dishwasher and granite countertops in the kitchen, a shared washer/dryer in the basement, and a backyard/garden.
