Are you hunting for an apartment with outdoor space? A shared roof deck is the most budget-friendly, and the most stress free. You’ll get the outdoor space you crave when the weather gets warm, but won’t have to deal with any of the upkeep. Plus, you’ll get to meet other building residents when you're up there catching some rays—a huge bonus for folks who are new to the city and looking to make friends.
But how much—if any—will that roof deck add on to your rent each month? According to Jonathan Miller, president of the appraisal firm Miller Samuel, it isn’t so easy to quantify.
His rule of thumb for private outdoor space is to apply 25 to 50 percent of the rent per square foot for the apartment to the square footage of the private space. So if a building has a 1,000-square-foot apartment that is renting for $3,000, a comparable apartment with a 100-square-foot terrace would add $75 to $150 to the monthly rent.
But for a roof deck that is shared, the additional cost is harder to pin down. It's part of the bundle of amenities offered and can’t be looked at a la carte, he says. It may add a percentage but it’s really part of an amenity package, Miller says.
With that in mind, here are five apartments across NYC in buildings with access to roof decks, where you can sunbathe, grill, or just chill. Each is under $3,000 a month.
329 East 132nd St., #5D1, Mott Haven
Listed for $2,800 a month, this Bronx two-bedroom, one-bath rental has a large living room, separate kitchen, and in-unit washer and dryer. It’s located in Bridgeline, a rental building with a number of luxury amenities, including a roof deck with panoramic views of the waterfront and Manhattan (also pictured top), a fitness center, and resident lounges. There’s no broker’s fee.
1326 Ocean Ave., #4H, Ditmas Park
This 714-square-foot, two-bedroom, one-bath apartment rents for $2,600 a month, and has a dishwasher in the kitchen. It’s in an eight-story rental building. Amenities include a full-time doorman, package room, laundry room, private parking, bike storage, game room, lounge, and roof deck with lounge chairs. There’s no broker’s fee.
1247 Atlantic Ave., #305, Bedford-Stuyvesant
Priced at $2,829 a month, this two-bedroom, two-bath rental has full-size stainless steel appliances, new wide-plank hardwood flooring, and large windows. It’s in a new construction full-service building with an indoor swimming pool, sauna, steam room, gym, elevator, and furnished roof deck with great views. There’s no broker’s fee.
147-36 94th Ave., #17M, Jamaica
Listed for $2,611 a month, this two-bedroom, two-bath rental has white oak flooring, lots of closets, and Caesarstone countertops in the kitchen. It’s in the Alvista Towers, which offers lots of amenities, including a roof deck, package room, 24-hour doorman, residents’ lounge, fitness center, yoga room, business center, children’s playroom, bike room, on-site parking, and a laundry room. There’s no broker’s fee. You can get three months free on a two-year lease or one month free on a one-year lease. This apartment has income and occupancy restrictions.
33 Lincoln Rd., #8CN, Prospect Lefferts Gardens
This two-bedroom, one-bath rental unit is listed for $2,915 a month. Apartment features include oak wood floors, large windows, and black granite countertops and stainless steel appliances. It’s in the Lincoln Apartments, a new development with a 24-hour doorman, lobby lounges, two landscaped roof decks with Prospect Park views, parking, a fitness center, yoga studio, and residents’ lounge. There’s no broker’s fee.
